Role / Service

Working for Schal, Babar Baluch was Schal Project Manager for these works. Schal were the construction manager for the Project.

Project Details

£5.2m fit-out over two floors for the new BA Pavilions lounge concept.
Works comprised: Reception, Lockers, Main bar, Smoking Room, Quiet Area, Children’s Area, Business Area, Toilets & Showers.

Programme

6 month preconstruction, planning, design, manufacture & purchasing.
14 month construction programme.

Programme Constraints

Lead-in and development of specialist items, Airside, Out-of-hours work, Limited deliveries, Nominated landlords fire alarm & BMS Controls suppliers.

Value

Overall project value: £5.2m.

Procurement system or method

Schal were employed on a Construction Management fee basis. Fixed price work packages were negotiated with the key package suppliers.

Established Supply chain

The works were procured in the following packages: Builders works, M&E, Specialist Joinery & FFE, Hardfloors & Tiling, IT & Comms, Ceilings, and Decorations.

Learning

  • Provide early construction advice on buildability, programme, & M&E system selection.
  • Flexible M&E design required to enable early close up of walls & ceilings.
  • Early order of long lead in items
  • Daily, fully coordinated resourced programme.
  • Logistics plan for all deliveries. Including client purchases & equipment.
