Project Details

£1.2m interim refurbishment comprising the reconfiguration of the following areas:
Reception, Lockers, Main bar, Music Room, Games area, Business Area, Library, Circulation area, Salon & Toilets.

Programme

6 month preconstruction, planning, design, manufacture & purchasing.
25 day strip-out & refurbishment programme.

Programme Constraints

Airside, Noisy Work, Out of hours, Limited deliveries, Nominated landlords fire alarm, BMS Controls & suppliers.

Value

Overall project value: £1.2m

Procurement system or method

The suppliers were paid on a consultancy basis until such time that fixed price work packages could be negotiated.

Established Supply chain

The works were procured in 3 distinct work packages: Strip-out and Lounge interiors, M&E, Specialist Joinery & FFE.

Learning

  • Detailed surveys to reduce the unknown.
  • Early involvement of contractor to assist in surveys and provide buildability & system selection advice.
  • Early order of long lead in items.
  • Daily, fully coordinated resourced programme.
  • Logistics plan for all deliveries, including client purchases & equipment.
